Real estate, the way an investor would do it.
I'm Emory Tungsvik — a Designated Broker, sales consultant and property manager serving South King and North Pierce Counties. I buy, sell, lease and manage property myself, which means I know what every line of the deal really costs you.
Twenty-plus years of leasing, listing and owning property in South King County.
I joined the Around The Clock, Inc. CRMC® team in 2002 when I obtained my real estate license, beginning by leasing and managing portfolios of single-family homes and small apartment buildings. In 2007 I earned my Associate Broker's license and moved into listing and selling real estate.
Today I do both — I run a managed rental portfolio and represent buyers, sellers and investors across the South Sound. I'm also a real estate investor myself, which means I understand the numbers, the leases and the long horizon. I enjoy working with other investors for the same reason.
I work in a friendly, low-pressure way — most of my clients have stayed with me for a decade or more. Twenty years in this market also means a trusted bench of vendors I bring to every job: stagers, inspectors, handymen, landscapers, and a turnover-cleaning team like Seattle Green Cleaning Fairy for rentals and listings that need to show their best on day one.
One broker, one phone number, the full real estate lifecycle.
Most agents specialize in one transaction. I work the full cycle — buy it, lease it, manage it, sell it — so you have one accountable point of contact from offer to exit.

Calm, communicative, and patient when life is anything but.
Unfortunately I had to sell a loved one's place after they passed, and I'm not from the area. Emory was very patient and understanding when we had to keep pushing the listing date due to various reasons. He also made the entire process very easy to do remotely. He was very communicative and not pushy. I would recommend him to anyone looking to buy or sell.
Laura Todish · Seller
I have used Emory for a number of years as my property manager. I recently sold my rental property in Kent and Emory acted as my agent for the sale. On all occasions Emory has been extremely professional and responsive. He has tremendous knowledge of the real estate market and good relationships with contractors in the local area.

Great experience! Emory made what could have been a stressful process feel straightforward from start to finish. I appreciated how accessible he was throughout and how he set realistic expectations the whole way.

Buying, selling, leasing or managing — let's start with a conversation.
No pressure, no canned pitch. I'll listen first, share what I'm seeing in the market, and we'll figure out whether I'm the right person to help. Most of my clients have stayed with me for ten years or more — I'd rather earn that than chase a single transaction.
